Resolution No. PC-01-35 <br />Page 4 <br /> <br />9. A sign design review application must be submitted and approved by the Planning <br /> Director prior to the installation of any signs on the site. All future signage shall <br /> be consistent with the Hacienda Design Guidelines, unless otherwise approved by <br /> the Hacienda Owners Association and the Planning Director. <br /> <br />10. <br /> <br />Prior to submittal of plans to the Building Department for a Building Permit, the <br />applicant shall revise Exhibit "A" to incorporate the following design changes and <br />submit the revisions to the Planning Director for review and approval. <br /> <br />The top of the pedestrian-level openings of the entry tower shall be softened <br />such as through the use of notched arches as shown on the concept sketches <br />from the Cannon Design Group dated June 27, 2001 and on file with the <br />Planning Department. <br /> <br />Each second-floor window shall have a minimum 8-inch thick wall segment <br />between them as shown on the concept sketches from the Cannon Design <br />Group dated June 27, 2001 and on file with the Planning Department. The <br />ends of each wall segment shall be flush with the exterior wall plane. <br /> <br />The reveals used on lower portion of the staircase shall be widened and use <br />arches as shown on the concept sketches from the Cannon Design Group <br />dated June 27, 2001; <br />or <br /> <br />The staircase shall be pivoted 90 degrees to bring the staircase closer to the <br />main building as shown on the concept sketches from the Cannon Design <br />Group dated June 28, 2001; <br /> <br />or <br /> <br />The staircase shall be located completely within the shell of building. <br /> <br />d. The center column at the pedestrian-level on the north elevation of the raised <br /> entry shall be deleted. <br /> <br />11. <br /> <br />12. <br /> <br />Staff, the project architect, and Mr. Larry Cannon, the City's peer review <br />consultant, shall continue to work together to implement as many of the building <br />design recommendations presented by Mr. Cannon as possible. This requirement <br />shall be implemented on the final building permit plan set, which shall be <br />submitted to the Planning Director for review and approval before issuance of a <br />building permit. <br /> <br />The owners shall use their best efforts to implement measures identified in the <br />Green Building Council's (GBC), "Leadership in Energy and Environmental <br />Design" (LEED) in the design, construction, and operation of the proposed <br />building. A determination of the building's "LEED Green Building Rating", <br />using the GBC evaluation methodology, shall be shown on the building permit <br /> <br /> <br />
