Resolution No. PC-01-36 <br />Page 6 <br /> <br />d) Three on-site parking spaces shall be made available, tandem configuration <br />permitted, on each lot outside of the garage for guests. <br /> <br />e) The house on Parcel 2 shall be single-story. <br /> <br />Landscaping and Fencing <br /> <br />A landscape plan shall be submitted with the design review application for the <br />custom homes per the design guidelines, with the following additions: <br /> <br />All trees used in landscaping shall be a minimum of 15 gallons in size and all <br />shrubs a minimum of 5 gallons, unless otherwise shown on the approved <br />landscape plan. <br /> <br />b) Street tree plantings along the hammerhead shall be shown which include <br />a natural grouping of medium- and large-sized deciduous and evergreen native <br />trees, planted in natural-appearing clusters. <br /> <br />10. <br /> <br />Only open-style fencing is permitted on the lots, except as provided by the <br />following: <br /> <br />Staff shall meet with representatives of Pleasanton Garbage Service and attempt <br />to resolve the situation related to the kennel use on the adjacent property, and if <br />this matter cannot be resolved, the applicants shall be allowed to construct a solid <br />wood fence that can be retained for the life of the solid wood fence <br />(approximately 15 years). <br /> <br />11. <br /> <br />The applicant shall submit detailed landscape and irrigation plans for the <br />landscape berm, subject to the review and approval of the Planning Director and <br />City Landscape Architect, as part of the improvement plans. The irrigation plan <br />shall provide for automatic controls. <br /> <br />Construction Practices and Activities <br /> <br />12. <br /> <br />All site improvements and house construction activities shall be limited to the <br />hours of 8:00 a.m. to 5:00 p.m., Monday through Friday. All construction <br />equipment must meet DMV noise standards and shall be equipped with muffling <br />devices. <br /> <br />13. <br /> <br />At no time shall campers, trailers, motor homes, or any other vehicle be used as <br />living or sleeping quarters on the construction site. All such vehicles shall be <br />removed from the site at the end of each work day. <br /> <br />14. <br /> <br />The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />15. If archeological materials are uncovered during grading, trenching, or other on- <br /> site excavation, all work on site shall be stopped and the City immediately <br /> <br /> <br />
