PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-36 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />TOM AND TRACEY MILLER AND GREG AND KATHY THOMPSON FOR <br />PUD DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE PUD-08 <br /> <br />WHEREAS, <br /> <br />Tom and Tracey Miller and Greg and Kathy Thompson have applied for <br />PUD Development Plan approval to subdivide a 1.9-acre parcel into two <br />new single-family custom home lots located at 2562 Vineyard Avenue <br />within the Vineyard Avenue Corridor Specific Plan area; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDR (Low <br /> Density Residential) District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of June 27, 2001, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the property is covered by the Environmental Impact Report prepared for <br /> the Vineyard Avenue Corridor Specific Plan; and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings: <br /> <br />The plan is in the best interests of the public health, safety, and <br />general welfare. <br /> <br />The proposed project, as conditioned, meets all applicable City standards <br />concerning public health, safety, and welfare, e.g. vehicle access, geologic <br />hazards (not within a special studies zone), and flood hazards. The <br />proposed development is designed to be compatible with the adjacent land <br />uses, as well as the General Plan and Vineyard Avenue Corridor Specific <br />Plan designations for this site and all other relevant policies and programs. <br /> <br />The proposed development plan is consistent with the City of <br />Pleasanton's General Plan. <br /> <br />The Vineyard Avenue Corridor Specific Plan was developed to implement <br />the City's General Plan for the Vineyard Avenue Area. The Vineyard <br />Avenue Corridor Specific Plan has been found to be consistent with the <br />General Plan. The developer is participating in the infrastructure <br />financing plan which is also consistent with Vineyard Avenue Corridor <br />Specific Plan policies. <br /> <br /> <br />
