In the event that any applicable permits are <br /> required, the developer shall be responsible for obtaining the <br /> necessary permits prior to the recordation of the final map. <br /> <br />5.3.12. <br /> <br />Mitgation Measure: The project applicant shall perform detailed <br />monitoring of the groundwater levels within the hillside area every <br />month over a minimmn two-year period in order to determine <br />whether there are any stability problems. Said monitoring shall be <br />completed by the developer and approved by the City prior to any <br />grading in the hillside area. If it is determined that groundwater is <br />a potential problem, the developer shall propose mitigations <br />subject to the review and approval of the City Engineer. These <br />mitigations shall be incorporated into the development plan and <br />tract improvement plans for the subdivision. On-going monitoring <br />of groundwater levels within the hillside area during the winter <br />months shall be incorporated into the Geologic Hazards Abatement <br />District monitoring programs. <br /> <br />5.3.16 <br /> <br />Mitigation Measure: A supplemental analysis of the ancient <br />landslide stability shall be provided with any future PUD <br />development plan proposal for the hillside portions of the property <br />which will identify what ground displacement could be anticipated <br />based on the probable assessment factors for "critical facilities," <br />rather than for residential structures used by the 1996 Kleinfelder <br />analysis. The purpose of this supplemental analysis is not to <br />change future design parameters, but to determine the magnitude <br />of additional displacement that may occur if design assumptions <br />are understated.
