Resolution No. PC-2001-29 Page 3 EXHIBIT "B" CONDITIONS OF APPROVAL Case PCUP-130 5460 Sunoi Boulevard The location and operation of the proposed martial arts studio shall conform substantially to the site plan, floor plan, and written narrative, Exhibit "A, dated Received May 8, 2001", on file with the Planning Department, except as modified by these conditions. Prior to commencement of use, the applicant shall obtain all building and other applicable City permits for furore tenant improvements. If additional students, hours of operation, or activities beyond that proposed in the written narrative, dated "Received May 8, 2001", on file with the Planning Department, are desired, prior City review and approval are required. Requests for modification of the use permit shall be submitted to the Planning Director, who may approve the modification or refer the matter to the Planning Commission if judged to be substantial. If the site is used for promotional testing, seminars, or small tournaments, all such activities shall be held on Saturday or Sunday only. Attendance at these activities shall be limited to a maximum of 30 students. The emergency exit doors at the back of the proposed suite are to remain closed, but unlocked, during normal operating hours, except in the case of an emergency. The use shall be conducted entirely within the building at all times. If the operation of this use results in conflicts pertaining to parking, noise, traffic, or other impacts, to the public at large or to the tenants in the Oak Hills Shopping Center, at the discretion of the Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public heating. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. The operation of the martial arts studio shall meet all requirements of the Pleasanton Fire and Building Code (Chapter 20.24 of the Pleasanton Municipal Code).
