Resolution No. PC-01-27 <br />Page 4 <br /> <br />shall be as a sand or grass volleyball court. This area shall be reserved for <br />additional parking and shall be installed in the future if directed by the Planning <br />Director. <br /> <br />If the building covered by this approval is "demised" into multiple tenant spaces <br />in the future, the property owner shall submit to the Planning Director for review <br />and approval a demising plan. Such plan shall show access points, signage needs, <br />any tenant parking requirements, and any exterior improvements. Any exterior <br />improvements shall be subject to a design review application that the Planning <br />Director may refer to the Planning Comxnission if determined to be significant. <br /> <br />All roof mounted equipment, including HVAC and any other mechanical or <br />communications equipment (with the exception of the photovoltaic panels), shall <br />be designed, installed, and maintained over the life of the building such that the <br />equipment does not project above a horizontal plane established by the building's <br />equipment screening wails. <br /> <br />10. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />11. <br /> <br />The applicant shall submit a final lighting plan for the building and the site for the <br />review and approval of the Planning Director prior to issuance of building <br />permits. All lighting shall be consistent with the requirements of the Hacienda <br />Design Guidelines. <br /> <br />12. <br /> <br />All trash and refuse shall be contained completely within enclosures architecturally <br />compatible with the main structure and shall be covered. The materials and color <br />of the enclosure walls shall match the building walls and the gates shall be <br />corrugated metal or solid wood to the satisfaction of the Planning Director. <br /> <br />13. <br /> <br />All parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient areas shall be <br />provided beyond the ends of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />14. <br /> <br />All utilities required to serve any existing or proposed development on-site shall <br />be installed underground, unless otherwise determined by the City Engineer. <br /> <br />15. <br /> <br />The applicant shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan <br />for this development prior to building occupancy. Said agreement shall run with <br />the land for the duration of the existence of the structures located on the subject <br />property. <br /> <br />16. <br /> <br />The location of any pad-mounted transformers shall be subject to approval by the <br />Planning Director prior to issuance of permits by the Building Department.
