Resolution No. PC-01-27 <br />Page 3 <br /> <br /> EXHIBIT "b" <br /> Conditions of Approval <br />Case PDR-126, Peridot Corporation <br /> <br />PLANNING <br /> <br />Development shall be substantially as shown on the development plans and color <br />board, Exhibit "A", dated "Received May 18,2001" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found <br />to be in substantial conformance to the approved exhibits. <br /> <br />This design review approval will lapse within one (1) year from the date of <br />approval unless a building permit is issued and construction has commenced and <br />is diligently pursued toward completion or the City has approved an extension. <br /> <br />The specific sign details, generally consistent with the sign shown on the <br />development plans, shall be submitted to the Planning Director for review and <br />approval prior to signage installation. Should more than one tenant lease the <br />building, a comprehensive sign program shall be reviewed and approved by the <br />Planning Director prior to building permit issuance for any additional signs. <br /> <br />The building permit plans shall clearly designate the approved colors. The <br />approved color scheme shall be color scheme "C" as submitted to the Planning <br />Conunission. In addition, a color sample for the non-reflective flat roof color <br />shall be submitted to the Planning Director for review and approval and included <br />on the building permit plans. <br /> <br />Prior to building permit issuance, a detailed scoring of the building against the <br />LEED criteria shall be submitted to the Planning Director for review and <br />approval. The building shall be designed to reach the LEED "certified" score. <br />The Planning Director may require the measures to reach the LEED certified <br />score. In the event that the applicants and the Planning Director disagree as to <br />the measures that should be incorporated into the building, the Planning Director <br />may refer the LEED score determination to the Planning Commission for review <br />and approval. <br /> <br />Prior to building permit issuance, the specific details as to the incorporation of the <br />photovoltaic cells shall be submitted to the Planning Director for review and <br />approval. The cells' location and area shall be as generally shown on the <br />development plan set. The photovoltaic cells shall be installed at the earliest <br />possible time, however, the installation may be phased, subject to the review and <br />approval of the Planning Director prior to building permit issuance. A specific <br />installation schedule and surety shall be included as part of any phasing plan. <br /> <br />Prior to the issuance of a grading/building permit, a revised parking plan shall be <br />submitted to the Planning Director that reduces the number of parking spaces to <br />the anticipated demand for the Peridot business operations.
