Resolution No. PC-01-22 <br />Page 3 <br /> <br />The proposed development plan conforms to the purposes of the <br />PUD District. <br /> <br />The proposed PUD Development Plan sets forth the parameters for the <br />development of the subject property in a manner consistent with the <br />Pleasanton General Plan, the Vineyard Corridor Specific Plan, the Final <br />Environmental Impact Report for the Vineyard Corridor Specific Plan, and <br />with the surrounding area. The project conforms with the purposes of the <br />PUD District by utilizing the flexibility allowed by a PUD plan to provide <br />variation in the buildings, clustering of development, and preservation of <br />significant areas of open space. <br /> <br />WHEREAS, <br /> <br />the Planning Commission determined that the proposed project, as <br />conditioned, is in keeping with the themes, policies, and requirements of <br />the Vineyard Avenue Corridor Specific Plan and is consistent with the <br />Pleasanton General Plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br />Section 2. <br /> <br />Finds that there are no new or changed circumstances which require <br />additional CEQA review of the project. <br /> <br />Recommends approval of Case PUD-05, the application of Centex Homes <br />for PUD Development Plan approval to allow the construction of 19 <br />single-family detached homes within a 14.9-acre "low density residential" <br />portion of the site, up to four second units constructed above detached <br />garages on one model, relocation of the caretaker unit to the "open space"- <br />designated area of the Berlogar lot, and creation of the "hillside <br />residential" regulations for the Chrisman and Berlogar existing homesites <br />located at 1944 and 2190 Vineyard Avenue, subject to the conditions <br />shown in Exhibit "B," attached hereto and made part of this case by <br />reference. <br /> <br />Section 3. <br /> <br />Recommends to the City Council that the alternative plan as suggested by <br />staffbe explored, as well as any other option to provide financing for the <br />Vineyard Corridor school infrastructure without having to rely on this <br />project. <br /> <br />Section 4. <br /> <br />This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br /> <br /> <br />
