Resolution No. PC-01-22
Page 3

The proposed development plan conforms to the purposes of the
PUD District.

The proposed PUD Development Plan sets forth the parameters for the
development of the subject property in a manner consistent with the
Pleasanton General Plan, the Vineyard Corridor Specific Plan, the Final
Environmental Impact Report for the Vineyard Corridor Specific Plan, and
with the surrounding area. The project conforms with the purposes of the
PUD District by utilizing the flexibility allowed by a PUD plan to provide
variation in the buildings, clustering of development, and preservation of
significant areas of open space.

WHEREAS,

the Planning Commission determined that the proposed project, as
conditioned, is in keeping with the themes, policies, and requirements of
the Vineyard Avenue Corridor Specific Plan and is consistent with the
Pleasanton General Plan.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF
PLEASANTON RESOLVES THE FOLLOWING:

Section 1.
Section 2.

Finds that there are no new or changed circumstances which require
additional CEQA review of the project.

Recommends approval of Case PUD-05, the application of Centex Homes
for PUD Development Plan approval to allow the construction of 19
single-family detached homes within a 14.9-acre "low density residential"
portion of the site, up to four second units constructed above detached
garages on one model, relocation of the caretaker unit to the "open space"-
designated area of the Berlogar lot, and creation of the "hillside
residential" regulations for the Chrisman and Berlogar existing homesites
located at 1944 and 2190 Vineyard Avenue, subject to the conditions
shown in Exhibit "B," attached hereto and made part of this case by
reference.

Section 3.

Recommends to the City Council that the alternative plan as suggested by
staffbe explored, as well as any other option to provide financing for the
Vineyard Corridor school infrastructure without having to rely on this
project.

Section 4.

This resolution shall become effective 15 days after its passage and
adoption unless appealed prior to that time.
