(4) "J ditches" shall be installed as determined necessary by the <br /> City Engineer; these shall generally be located at the locations <br /> shown at the rear property lines of Lots 1-15 and above the <br /> rear property lines of Lots 6-10, Additional "J-ditches" shall <br /> be installed as recommended by the project's geotechnical <br /> report and/or the City Engineer, typically to minimize surface <br /> flows from descending more than 30 feet uninterrupted over <br /> reconstructed cut or fill slopes. "J-ditches" shall be designed <br /> to have no ditch running vertically downslope. Sub-surface <br /> drains, coupled with overload releases to open space swales, <br /> shall be used where "J-ditches" cannot feasibly end at streets. <br /> Erosion control measures, including replacement of topsoil on <br /> cut/fill slopes, artificial erosion control (mats and other fabric <br /> matting, etc.), and hydroseeding appropriate for the future <br /> landscape plan, shall be used to minimize the "J-ditches" <br /> required. <br />(5) Lot 19 shall have its house set back from the Vineyard trail <br /> sufficiently to not require reconstruction of the slope bank <br /> along this lot-trail boundary. <br />(6) All open space area graded slopes shall undulate and vary in <br /> slope and contour so as to appear natural. <br />(7) The grading scheme just southerly of Lot 6 shall be modified <br /> to grade cross-slope to daylight near the existing swale, <br /> minimizing the 460-foot to 450-foot northerly trending <br /> graded slope shown in the exhibit. <br /> <br />Landscape Plan <br />The proposed landscape plan shall be modified as follows: <br />(1) The number of trees along the Vineyard trail shall be <br /> substantially reduced, instead planting several clusters of <br /> native oaks; final plans shall be a part of the Vineyard Trail <br /> landscape plan and installed by others. <br />(2) The final grading plan shall strive to save those oak trees <br /> along the Vineyard trail which are located at the toe of slope; <br /> an arborist's recommendation should be sought given the <br /> final grading plan configuration. <br />(3) The number of native trees at the fence line of Lots 1-5 and <br /> alongside the eastern edge of"A" Street opposite Lots 12-16 <br /> shall be increased in order to create a more informal, <br /> undulating edge condition. The number of 36-inch box size <br /> trees shall be increased to a minimum of two per lot frontage. <br /> Trees selected to be compatible with back yard use and of an <br /> installed height of 12-15 feet shall be planted along the hinge <br /> <br />Conditions of Approval, PUD-5, Centex Homes' Apperson Ridge May 9, 2001 <br /> Page 7 <br /> <br /> <br />
