Resolution No. PC-2001-21 <br />Page 2 <br /> <br />WHEREAS, <br /> <br />The site is physically suitable for this type of development and <br />density. <br /> <br />The results of the geologic/soil study submitted in conjunction with the <br />original PUD Development Plan indicated that the overall site is suitable <br />for the development types covered by this subdivision. <br /> <br />The design of the subdivision and proposed improvements will not <br />cause substantial environmental damage or substantially and <br />avoidably injure fish or wildlife or their habitat. <br /> <br />Grading has been designed to reflect existing topographic conditions, <br />minimize impacts on adjoining properties, and to be consistent with the <br />requirements and geotechnical report recommendations that have been <br />prepared for the proposed project. Development is not proposed for <br />environmentally sensitive areas, e.g., identified riparian habitat areas <br />located in the Arroyo Del Valle. <br /> <br />The design of the subdivision is not likely to cause serious public <br />health problems. <br /> <br />The proposed project, including the recommended conditions of approval, <br />meets all applicable City standards, pertaining to public health, safety, and <br />welfare. All public safety measures are addressed through provisions of <br />approval of the development plan and conditions of approval for the <br />tentative subdivision map. <br /> <br />The design of the subdivision or its related improvements will not <br />conflict with easements, acquired by the public at large, for access <br />through or use of property within the subdivision. <br /> <br />Public street conditions would be provided to the Berlogar/Chrisman/ <br />Brozosky properties to the south and to the planned elementary school <br />site to the east. Vineyard Avenue would be "stubbed" at the project site's <br />easternmost boundary line for furore extension. <br /> <br />the Planning Commission determined that the proposed subdivision is well <br />designed and is in keeping with the requirements of the previously <br />approved PUD development plan. <br /> <br /> <br />
