PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-21 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE PARCEL MAP 7240, <br />THE APPLICATION OF MARDEL L.L.C. (DELCO BUILDERS) <br /> <br />WHEREAS, <br /> <br />Mardel L.L.C. (Delco Builders) has applied for Vesting Tentative Map <br />(Tract 7240) approval to subdivide 41.1 acres into 38 building lots <br />including one vineyard/estate lot, two non-buildable parcels, and <br />miscellaneous public infrastructure improvements located at 2503 <br />Vineyard Avenue and 2287 Vineyard Avenue; and <br /> <br />WHEREAS, <br /> <br />zoning for the property is PUD (Planned Unit Development) - <br />Vineyard/OS/LDR/MDR (Vineyard/Open Space/Low Density <br />Residential/Medium Density Residential) District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of April 25, 2001, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, <br /> <br />environmental review for the proposed vesting tentative subdivision map <br />was covered by a negative declaration approved for the Costas parcel and <br />by the Final Environmental Impact Report approved for the Vineyard <br />Avenue Specific Plan for the Hahner parcel; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />The proposed vesting tentative subdivision map is consistent with <br />the Pleasanton General Plan and the Vineyard Avenue Corridor <br />Specific Plan. <br /> <br />The PUD Development Plan on which the proposed vesting tentative <br />subdivision map is based was found by the City Council to be consistent <br />with the Pleasanton General Plan and with the Vineyard Avenue Corridor <br />Specific Plan. The subdivision map and its improvements are consistent <br />with the Council-approved development plan and satisfactorily <br />implements the applicable conditions and requirements imposed by the <br />City Council with its approval. <br /> <br /> <br />
