39. <br /> <br />40. <br /> <br />41. <br /> <br />42. <br /> <br />43. <br /> <br />44. <br /> <br />45. <br /> <br />46. <br /> <br />The project developer shall give notice to any prospective owners of the proposed City <br />sanitary sewer pump station with standby diesel generation on New Vineyard Avenue. <br />Wording for the notice shall be provided by the project developer to the City Attorney for <br />review and approval before recordation of the final subdivision map. <br /> <br />The determination regarding the installation of sub drains along the perimeter of all <br />building foundations shall be addressed in an engineer's soils report provided to the City <br />Engineer with the development's improvement plans. If provided, the sub drains shall be <br />connected to the street gutter or other means acceptable to the City Engineer. Sub drain <br />design details shall be shown on the final improvement plans submitted for review and <br />approval by the City Engineer and by the Planning Director. <br /> <br />Unless otherwise approved by the City Engineer, there shall be no direct roof leaders <br />connected to the street gutter or storm drain system. <br /> <br />All existing drainage swales that are filled shall have sub drains installed unless other- <br />wise recommended by the Developer's Soils Engineer and approved by the City Engi- <br />neer. All sub drains shall have a cleanout installed at the beginning of the pipe. The bot- <br />tom of the pipe shall terminate in a storm drain or other storm drain outfall; subject the <br />approval of the City Engineer. The project developer's engineer shall submit a final sub- <br />drain location map to the City Engineer prior to acceptance of the Public Improvements. <br />It shall be the responsibility of the homeowner to relocate the sub drain, if during the <br />excavation of a pool or other subsurface structure a sub drain is encountered. All <br />property owners within the subdivision shall receive notice of the presence of these sub- <br />drains. Wording for the notice shall be provided by the project developer to the City <br />Attorney for review and approval before recordation of the final subdivision map. <br /> <br />If any work is to be done on an adjoining property not covered by this tentative subdivi- <br />sion map approval, this project developer shall acquire written permission from the prop- <br />erty owner for the work to be done. Proof of such permission shall be provided to the <br />City Engineer prior to the issuance of a grading permit. <br /> <br />All retaining walls along a public street shall be placed behind the Public Service Ease- <br />ment, except as otherwise required by the City Engineer. <br /> <br />The project developer shall secure all agency environmental permits for new Vineyard <br />Avenue prior to approval of the first Final Subdivision Map. <br /> <br />Overhead utilities serving existing homes that are to remain within the development shall <br />be underground as part of the subdivision improvements.
