Resolution No. PC-2001-18 <br />Page 3 <br /> <br /> Exhibit "B" <br />Conditions Of Approval <br />PADR-262 <br /> <br />Conversion of the existing, upper level interior space shall conform to the <br />Exhibit "A" floor plans and elevation drawings dated "received by" the <br />Planning Department January 16, 2001, except as modified by the <br />following conditions. Minor changes to the plans may be allowed subject <br />to substantial conformance with the approved exhibits and authorization <br />by the Planning Director. <br /> <br />Prior to construction, the applicants shall obtain all building and other City <br />permits required for the project. <br /> <br />This approval will lapse one year from the effective date unless a building <br />permit is issued and construction has been diligently pursued toward <br />completion, or unless an extension has been approved by the City. The <br />converted space shall not be occupied as living space prior to final <br />inspection and approval by the Building and Planning Departments. <br /> <br />A fully scaled and dimensioned elevation drawing shall be submitted to <br />establish conformance with the approved, new window(s) location <br />identified in Condition #5 below. These plans shall be approved by the <br />Planning Director prior to obtaining a building permit. Prior to issuance <br />of a final building permit, the Planning Department staff shall inspect and <br />approve the window for conformance with these conditions. <br /> <br />The applicant shall modify the upper elevation on the left side (south wall) <br />of the house as follows: <br /> <br /> a. Remove the existing, thirty-inch (30") by seventy-two-inch <br />(72"), upper level window and seal the opening with a stucco texture and <br />paint to match the existing wall treatment. <br /> <br /> b. Install a new window on the upper level of the south wall in <br />the same location as the removed window with the fixed (non-sliding) <br />portion 0fthe window located closest to the front (east part) of the house. <br />Size of the new upper level window shall not exceed sixty-inches (60") <br />wide by forty-eight-inches (48") high. Window size and operations shall <br />conform with all required Building and Fire Code standards. <br /> <br />Design, colors and materials of new window(s) shall match same of <br />existing house windows. Details of the window treatment (glass, frame, <br />and trim) shall be approved by the Planning Department prior to <br />application for a building permit and proceeding with construction. <br /> <br /> <br />
