Resolution No. PC-2001-14 <br />Page 3 <br /> <br /> EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />UP-99-48 <br />6900 Valley Trails Drive <br /> <br />The proposed private school use shall conform substantially to the site plan, <br />floor plan, landscape plan, written narrative, and related materials, Exhibit <br />"A" dated "Received February 20, 2001" on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />If operation of this use results in conflicts pertaining to parking, noise, traffic, <br />or other impacts, such as landscaping maintenance, at the discretion of the <br />Planning Director, this conditional use permit may be referred to the Planning <br />Commission for subsequent review and a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to mitigate such <br />impacts, or may revoke said conditional use permit. <br /> <br />The school capacity shall be limited to 50 students. <br /> <br />If additional hours of operation, students, or activities beyond that specified in <br />the conditions of approval or proposed in the written narrative, dated <br />"Received February 20, 2001", on file with the Planning Department, are <br />desired, prior City review and approval is required. Such modifications shall <br />be submitted to the Planning Director, who shall refer the matter to the <br />Planning Commission if judged to be substantial. <br /> <br />The applicant shall obtain all building and other applicable City permits for <br />future tenant improvements. <br /> <br />The newly installed landscaping described as Phase I in the Exhibit "A" <br />landscape plan dated "Received February 20, 2001", shall be maintained at all <br />times in a manner consistent with the approved landscape plan for this project. <br /> <br />Phase II and Phase III of the Landscape Plan, as shown in Exhibit "A", shall <br />be installed within two years from the date of approval for the conditional use <br />permit. <br /> <br />The undeveloped portion of the subject site shall be rototilled a minimum of <br />two times each year to reduce and limit weed growth. <br /> <br /> <br />
