Resolution No. PC-01-13 <br />Page 3 <br /> <br />The proposed development plan conforms to the purposes of the <br />PUD District. <br /> <br />The proposed PUD Development Plan sets forth the parameters for the <br />development of the subject property in a manner consistent with the <br />Pleasanton General Plan, the Vineyard Corridor Specific Plan, the Final <br />Environmental Impact Report for the Vineyard Corridor Specific Plan, and <br />with the surrounding area. <br /> <br />WHEREAS, <br /> <br />the Planning Commission determined that the proposed project is well <br />designed, in keeping with the themes, policies, and requirements of the <br />Vineyard Avenue Corridor Specific Plan and is consistent with the <br />Pleasanton General Plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-06, the application of Centex Homes <br />for PUD Development Plan approval to allow the construction of 44 <br />single-family detached units within two "medium density" vineyard <br />village areas totaling 18 acres; three vineyard estate lots with associated <br />vineyards and open space totaling 35.5 acres; a day care center on 1.1 <br />acres; a remnant quarry/agricultural parcel on approximately 8 acres; and <br />associated roads, trails, and other infrastructure located at 1887 Vineyard <br />Avenue and two lots easterly of it (APN 946-1350-11 and APN 950-0006- <br />3-1), subject to the conditions shown in Exhibit "B," attached hereto and <br />made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br /> <br /> <br />
