Project Phasing <br /> <br />11. <br /> <br />Any proposed phasing of this development shall be depicted on the tentative map <br />and shall include narrative explaining and proposed phasing. Unless a phasing <br />plan for improvements is approved by the Planning Director, the applicant shall <br />complete all of the on-site improvements at one time. <br /> <br />12. <br /> <br />The preliminary design plans for the planned Old Vineyard Avenue public trail <br />shall be approved by the City Council before issuance of the first building permit <br />for this project. <br /> <br />13. <br /> <br />No more than seventy-five percent (75%) of the MDR lots shall be issued <br />building permits until the vineyard plantings with permanent irrigation facilities <br />has been completed for all three vineyards. <br /> <br />14. <br /> <br />15. <br /> <br />All off-site infrastructure improvements required by the Vineyard Avenue <br />Corridor Specific Plan for development of the project site shall be designed and <br />included in an approved improvement agreement prior to approval of the in-tract <br />final map. In addition, an improvement agreement for the construction of the full <br />loop road around the school site must also be in place, whether as part of the <br />project's improvement plans or in separate agreements, prior to approval of the <br />final map. <br /> <br />When the project developer is ready to sell the first phase of residential units, the <br />project developer shall undertake a marketing campaign targeted at persons who <br />work within the City of Pleasanton. This campaign may include, but is not <br />limited to: <br /> <br />ao <br /> <br />working in conjunction with the Pleasanton Chamber of Commeme, <br />Downtown Association, and other business group(s) to disseminate <br />information regarding the availability of residential units; <br />contacting large employers (100+ employees) located within the City and <br />working with their Human Resources Department to provide information <br />about the availability of the residential units; and <br />holding for persons who work in the City of Pleasanton pre-sale open <br />houses. <br /> <br />P~el0 <br /> <br /> <br />
