PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-13 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />CENTEX HOMES FOR PUD DEVELOPMENT PLAN APPROVAL, AS <br />FILED UNDER CASE PUD-06 <br /> <br />WHEREAS, <br /> <br />Centex Homes has applied for PUD Development Plan approval to allow <br />the construction of 44 single-family detached units within two "medium <br />density" vineyard village areas totaling 18 acres; three vineyard estate lots <br />with associated vineyards and open space totaling 35.5 acres; a day care <br />center on 1.1 acres; a remnant quarry/agricultural parcel on approximately <br />8 acres; and associated roads, trails, and other infrastructure located at <br />1887 Vineyard Avenue and two lots easterly of it (APN 946-1350-11 and <br />APN 950-0006-3-1); and <br /> <br />WHEREAS, <br /> <br />zoning for the property is PUD-MDR/OS/Vineyard (Planned Unit <br />Development - Medium Density Residential/Open Space/Vineyard) <br />District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of March 14, 2001, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the property is covered by the Environmental Impact Report prepared for <br /> the Vineyard Avenue Corridor Specific Plan; and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings: <br /> <br />The plan is in the best interests of the public health, safety, and <br />general welfare. <br /> <br />The project is one of the key providers of the infrastructure serving the <br />entire Vineyard Corridor. Facilities will be installed which meet the <br />Specific Plan and Financing Program requirements. The Vineyard Trail <br />has been coordinated with this project. <br /> <br />The proposed development plan is consistent with the Pleasanton <br />General Plan or with the Vineyard Avenue Corridor Specific Plan. <br /> <br />The plan conforms closely to the land use plan. It incorporates the MDR, <br />vineyard estate, planting areas, and trails essentially as shown in the <br />Specific Plan. Vineyards have been satisfactorily integrated with the <br />residential and school land uses. <br /> <br /> <br />
