16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />The developer shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets or driveways during both daylight <br />and night time hours. <br /> <br />The developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on <br />the ground or on the roof, with the exception ofphotovoltaic panels which <br />shall only be screened if feasible. Screening details, including screening of <br />photovoltaic panels, shall be shown on the building permit plans, which <br />shall be submitted to the Planning Director for review and approval before <br />issuance of a building permit. Screening materials shall be architecturally <br />compatible with the main building. <br /> <br />All trash and refuse shall be Contained completely within enclosures <br />architecturally compatible with the main structure. The materials and color <br />of the enclosure walls shall match the building. The location and design of <br />the enclosures shall be shown on the plans submitted for issuance of <br />building permits and shall be subject to the approval of the Planning <br />Director and Fire Chief. Trash containers shall be stored within the <br />enclosure at all times, except when being unloaded. <br /> <br />The location of any pad-mounted transformers, capacitor banks, or utility <br />company switching gear shall be subject to approval by the Planning <br />Director prior to issuance of permits by the Building Department. Such <br />enclosures shall be screened by landscaping or contained within an <br />enclosure matching the building and with corrugated metal gates. All <br />transformers shall be shown on the plans submitted for issuance of building <br />permits. The developer shall attempt to locate transformers at the rear of <br />the site. <br /> <br />20. <br /> <br />21. <br /> <br />Approved building materials and colors shall be stated on the plans <br />submitted for issuance of building permits. <br /> <br /> All backflow prevention devices installed with the development shall be <br /> painted forest green (Pantone Color System Number 2030) and shall be <br />- screened fi.om view from public/private streets. Screens shall consist of <br />berms, walls, or landscaping satisfactorily integrated into the landscape <br />plan. Landscape screens shall include shrubbery designed by species and <br />planting density, to establish a complete screen within one year fi.om the <br />date of planting. Weather protection devices such as measures to protect <br />pipes fi.om freezing shall require approval by the Planning Director prior to <br />use; at no time shall fabric or other material not designed and/or intended <br />for this purpose be wrapped around or otherwise placed on these devices. <br /> <br /> <br />
