18.20.100 Projects Subject to Design Review Board and to <br /> Zoning Administrator Review <br /> <br /> In order to preserve and enhance the City~s aesthetic values <br /> and to ensure the preservation of the public health, safety, <br /> and general welfare, the following projects shall be subject <br /> to discretionary review. <br /> <br /> A. The board is empowered to review and make decisions <br /> concerning the following classes of projects: <br /> <br /> 1. All directly illuminated signs. <br /> 2. All signs with a surface area of twenty-four square <br /> feet or more. <br /> 3. All new uses and structures, or expansions thereof, <br /> proposed within all zoning districts except the PUD <br /> District, except those specifically delegated <br /> herein to the zoning administrator. <br /> 4. All new uses and structures in PUD Districts in <br /> which the conditions of approval have specifically <br /> delegated decision-making authority to the board <br /> for final use and/or structure design approval. <br /> 5.All models of single-family projects. <br /> <br /> B. The board is empowered to review and make <br /> recommendations to the planning commission and city <br /> council concerning the following classes of projects: <br /> <br /> 1. All new uses and structures, or expansions thereof, <br /> proposed as a part of a PUD development plan. <br /> <br /> C. The zoning administrator is empowered to review and make <br /> decisions concerning the following classes of projects: <br /> <br /> 1. All accessory structures which exceed ten feet in <br /> height, measured from average ground level to the <br /> highest point on the structure. <br /> <br /> 2. Additions to single-family houses which exceed ten <br /> feet in height, as height is defined in this <br /> Title. <br /> <br /> 3. Fences, walls, and hedges greater than six feet in <br /> height, as height is defined in this Title. <br /> <br /> 4. All signs proposed for small recycling collection <br /> facilities for compliance with the requirements of <br /> this title, as further modified by Section <br /> 9.22,060(16) of this code. <br /> <br /> D. Modifications or deviations from an approved plan, if <br /> deemed substantial by the zoning administrator, shall be <br /> reviewed in accordance with the procedures for the <br /> original use or structure classification. <br /> -4- <br /> <br /> <br />
