7. That the applicant be responsible for paying its pro-rata <br /> share of in-place improvements, including any reimbursements <br /> and/or benefit districts that affect the project. <br /> <br /> 8. That the applicant revise the proposed grading and lot lines, <br /> locations if necessary, to retain as many appropriate trees <br /> as possible. The final grading and tree removal plan shall <br /> be submitted in conjunction with the tentative map. <br /> <br /> 9. That the applicant shall install all necessary storm drain <br /> improvements to the satisfaction of the City Engineer. Said <br /> improvements shall be depicted on the tentative map. <br /> <br /> 10. That the final disposition of the projectts development <br /> schedule (tract homes vs. custom lots, etc.) shall be <br /> determined at the tentative map. <br /> <br />11. That proposed phasing of this development, if applicable, <br /> shall be depicted on the tentative tract map and shall <br /> include a detailed narrative explaining the proposed <br /> phasing. <br /> <br />12. That a final fencing plan be submitted in conjunction with <br /> the tentative map. Depicted on the plan shall be all future <br /> fence designs and locations in addition to the timing of the <br /> installation. <br /> <br />13. That the applicant be responsible for posting of signs <br /> detailing the City's permitted construction hours. <br /> <br />14. That the final grades for those areas along the property <br /> lines shall not exceed a height of 8" above the existing <br /> grades of the adjacent properties to the project site. <br /> <br />15. That this development shall be subject to all standard <br /> conditions of development attached hereto and made part of <br /> this case by reference except conditions 12, 13, 14, 29 and <br /> 49. <br /> <br />16.
