Exhibit "B" Conditions of Approval PUD-88-11 2/8/89 1. That the development be substantial as shown on the site plan, Exhibit A, on file with the Planning Department except as modified by the following. 2. That this project is contingent upon the City obtaining authorization to extend Rose Avenue to Valley Avenue per the City's General Plan or install at a minimum an emergency access road from the western terminus of Rose Avenue to Valley Avenue. The design of the roadway will be submitted in conjunction with the tentative map. Applicable reimbursement agreements would be included with the tentative map submittal. 3. That the applicant install a sewer and water line extension to Valley Avenue unless otherwise authorized by the City Engineer. The final sewer and water improvements necessary to serve the site will be depicted on the tentative map. Applicable reimbursement agreements would be included with the tentative map submittal. 4. That the applicant install a 28' wide roadway section, not limited to but including all necessary subbase, paving, AC curbing, drainage improvements, etc., acceptable to the City Engineer from the end of the paved portions of Rose Avenue to the subject site. Necessary easements and authorizations from affected property owners shall be obtained by the applicant prior to the tentative map submittal. The final roadway design shall be submitted in conjunction with the tentative map. 5. That ~.he applicant submit a detailed improvement plan and tree study depicting all work to be completed along the Arroyo del Valle as required by Zone 7 in conjunction with the tentative map. 6. That a strip of land located along the Arroyo del Valle be dedicated and improved per Zone 7 specifications for protection of the flood channel. This dedicatiQn shall take place prior to recordation of the final map. 1
