EXHIBIT "A" <br />PLANNING COMMISSION RESOLUTION NO. 2363 <br />CASE PUD- 83 -18, September 28, 1983 <br />shall be completed between the City and the developer <br />prior to the approval of the final map to the effect <br />that the developer will provide a maintenance and <br />operation fund for a minimum ten year period. <br />49. That approval of the storm drainage system be withheld <br />pending final design and until the developer has demonstrated <br />to the satisfaction of the City Engineer that the system is <br />adequate, connects to an approved point of discharge, meets <br />any and all applicable requirements of the Alameda County <br />Flood Control District Zone 7, meets any and all applicable <br />requirements of the Federal Emergency Management Flood Hazard <br />Program, and meets the immediate and long -range requirements <br />of this development and all upstream areas intended to be <br />drained through this tract. <br />50. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City <br />Engineer, <br />51. That the developer be responsible for the installa- <br />tion of the street lighting system within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS -1C schedule per City requirements and <br />P.G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />52. That in -lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise satisfied, <br />53. That any existing assessment district, which the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />will cause a segregation to be completed in <br />conjunction with the final map. <br />
