EXHIBIT "A" <br />PLANNING COMMISSION RESOLUTION N0.2361 <br />CASE PUD- 83 -19, September 28, 1983 <br />40. That approval of the sanitary sewer system be with- <br />held pending final design and until the developer <br />has demonstrated to the satisfaction of the City <br />Engineer that the proposed system is adequate, <br />connects to an approved point of discharge, and <br />meets both the immediate and long -range require- <br />ments of the sanitary sewer system in this and all <br />tributary areas. <br />41. That a separate sanitary sewer lateral be provided <br />to each lot of record within the development unless <br />ot- herwise approved by the City Engineer. <br />42. That approval of the storm drainage system be withheld <br />pending final design and until the developer has demonstrated <br />to the satisfaction of the City Engineer that the system is <br />adequate, connects to an approved point of discharge, meets <br />any and all applicable requirements of the Alameda County <br />Flood Control District Zone 7, meets any and all applicable <br />requirements of the Federal Emergency Management Flood Hazard <br />Program, and meets the immediate and long -range requirements <br />of this development and all upstream areas intended to be <br />drained through this tract. <br />43. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City <br />Engineer. <br />44. That the developer be responsible for the installa- <br />tion of the street lighting system within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS -1C schedule per City requirements and <br />P.G.andE. standard details unless otherwise <br />specifically approved. Approval for the number, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />45. That in -lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise satisfied. <br />
