1. That the development be substantially as shown on the <br />development plan, Exhibit A, on file with the Planning <br />Division. <br />2, That the approximately 1,000 sq. ft. area above the <br />commercial space facing Bernal Avenue be roofed or in <br />some other way architecturally treated so that it ties <br />in architecturally with the remainder of the project. <br />The method for treating this area shall be approved by <br />the Planning Division prior to issuance of a building <br />permit. <br />3. That the developer shall enter into an agreement with the <br />City agreeing to rent all multi family units for a period <br />of ten years from the date of occupancy. <br />4. That the developer shall file an application to adjust the <br />property line of the 2.2 acre parcel so that it corresponds <br />with the eastern boundary of the parking area of the multi- <br />family residences. <br />5. That the new driveway from Palomino Drive shall utilize <br />a driveway type approach rather than a street opening. <br />6. That the carports shall be entirely of wood construction. <br />7. That the posts supporting the roof in front of the com- <br />mercial shops shall match the posts in the shopping center. <br />8. That the final colors of the structures shall be submitted <br />to the Planning Division for approval prior to issuance <br />of a building permit. <br />9. That a final landscape plan shall be submitted to the <br />Planning Division for approval prior to issuance of a <br />building permit. <br />10. That the design or the decorative low wall in the resi- <br />dential area shall be submitted to the Planning Division <br />for approval prior to issuance of a building permit. <br />EXHIBIT A <br />
