That the gate in the fence along the eastern property line of the <br />subject property shall be for the use of PT &T only. <br />4. That this use permit is granted as a contractor's storage facility <br />for approximately 25 pieces of equipment as listed on the site plan <br />and elevations, Exhibit A, on file with the Planning Division. <br />5. That approval of case UP -83 -20 is subject to the approval of case <br />Z -83 -139 and any conditions which may be attached thereto by the <br />Design Review Board. <br />6. That the developer dedicate to the City for streetright -of -way <br />purposes a three foot (3') wide parcel and an eight foot (8') wide <br />public service easement along the entire Old Santa Rita Road frontage <br />of this parcel. <br />7. That when required by the City Engineer, the developer shall install <br />a four and one -half foot (4.5') wide sidewalk behind the "existing" <br />face of curb. This sidewalk shall be poured monolithically with <br />the curb and gutter or shall be doweled. <br />8. That when required by the City Engineer, the developer pay the <br />required sanitary sewer fees and $7,339 for Old Santa Rita Road <br />Sanitary Sewer Benefit District to the City, install a sanitary <br />sewer lateral to the site, and properly abandon the existing septic <br />tank. It is anticipated that this will be required when the site <br />is permanently developed. <br />9. That when required by the City Engineer, the developer pay any <br />applicable water main extension reimbursement fee, install a <br />standard service with meter, and pay the applicable water meter <br />fees. It is anticipated that this will be required when the <br />site is permanently developed. <br />10. That the developer resolve any possible problems which may be <br />caused by locating the center driveway and driveway approach over <br />the existing Pacific Telephone Company vault and duct line. <br />Section 2.
