To be inserted after the second paragraph on page 8 <br />COMMERCIAL AND INDUSTRIAL DENSITY STANDARDS <br />The intensity of land use for commercial or industrial purposes <br />varies from one type of use to another and may vary over time on the same <br />site, but the intensity generally bears a relationship to square footage <br />close enough for good planning purposes. Accordingly, general plan <br />standards for commercial and industrial development are expressed in terms <br />of maximum square footage of floor area per acre or "floor area ratio" (FAR). <br />The zoning ordinance translates these general plan standards into minimum <br />lot sizes and maximum floor area ratios for each zoning district. Although <br />the intensity of use may vary from site to site, the maximum floor area <br />standards should provide the desired average intensity of commercial and <br />industrial use throughout the planning area. <br />For property designated on the land use map as "Commercial and Offices," <br />floor area per acre will vary up to a maximum of 32,670 sq. ft. per acre <br />(FAR 0.75). All figures used are based on gross area for general plan <br />purposes. Specific floor area limitations under Article 3 of the zoning <br />ordinance are based on net area. An exception to this maximum floor area <br />ratio shall be the C -C zoning district where floor area per acre can <br />reach 130,680 sq. ft., for a FAR of 3.0. Central Commercial development <br />is a special category for chiefly high intensity Central Business District <br />projects. <br />Zoning provides for a series of FAR limitations below 0.75 based on <br />specific zoning classifications other than PUD or C -R. Neighborhood <br />Commercial zoned projects (chiefly shopping centers of three to eight <br />acres in size) are limited to a FAR of 0.30, Commercial Freeway zoned <br />projects on a FAR of 0.40 and standard Office zoned projects to a FAR of <br />0.30. <br />Res. 2323 <br />A -2 <br />
