It is anticipated that the most intense commercial and office <br />development will occur in PUD and C -R zoned areas. Subject to standard <br />review procedures, projects in these areas will tend to reach higher floor <br />area ratios, typically ranging from 0.50 to 0.75 FAR. <br />General and Limited Industrial areas shall be limited to 43,560 sq. <br />ft. per acre for a FAR of 1.0. General Industrial zones are limited to a <br />FAR of 1.0 representing a maximum of 43,560 sq. ft. per acre. Industrial <br />Park zones are limited to a FAR of 0.50, representing a maximum of 21,780 <br />sq. ft. per acre. <br />"Industrial /Commercial and Offices" allowing commercial and offices <br />with General and Limited Industrial as mixed uses shall be limited to <br />maximum floor area ratios indicated above depending upon the uses of <br />individual sites. For instance, a commercial or office project under <br />PUD zoning within a "Industrial /Commercial and Offices" designation may <br />reach a FAR of .75, while an industrial project may reach a FAR of 1.0. <br />The total FAR for any single mixed use project, commonly referred to as a <br />"business park," shall be established at the time of project approval. <br />Most business parks are anticipated to be limited to total FAR of 0.50 <br />considering the entire area of the business park. Individual lots within <br />such business parks may exceed this average. <br />Actual anticipated development will vary widely within the ranges <br />discussed above. The circulation element of the general plan has been <br />designed to accommodate a mix of intensity in the various geographic areas <br />of the community. <br />Res. 2323 A -3 <br />
