TO: Planning Commission <br />MEMORANDUM <br />June 8, (mom-Fled at Planning Commission <br />meeting. This is the revised <br />copy). <br />FROM: Engineering Services City Engineer <br />SUBJECT: Staff Report for Tentative Map <br />Tract 5079, Vineyard Townhouses <br />This development is recommended for approval subject to the <br />following conditions: <br />1. That the developer dedicate to the City for street <br />right -of -way purposes those parcels of land intended <br />to be public streets and shown on the tentative map <br />as Vine Street and Birch Creek Drive, <br />2. That the developer dedicate a grant of easement to <br />the City over those parcels shown on the tentative <br />map as public service easements (P.S.E.). <br />3. That approval of the design for the line, grade, and <br />structural sections'for the streets serving this <br />development be withheld pending final design and <br />review by the City Engineer. <br />4. That the developer secure approval from the Planning <br />Director for all proposed street names prior to submittal <br />of the final map. <br />5. That vertical P.C.C. curbs and gutters be constructed <br />within this development unless otherwise approved by <br />the City Engineer and that the curb and gutter be <br />poured monolithically with the sidewalk when the <br />sidewalk is adjacent. <br />6. That detailed grading and drainage plan and all <br />supporting information and design criteria be <br />submitted as part of the improvement plans for the <br />development. The grading shown on the tentative <br />map shall be revised to eliminate the six foot <br />retaining wall at Vineyard Avenue.or as otherwise approved <br />by the City Engineer. <br />
