67. The developer shall prepare, or participate in the preparation <br />of, a sanitary sewer study of the area prior to preparing the <br />project site development plans. The developer shall conform <br />the project's sewer system improvements to the plan approved <br />by the City Engineer for providing service to the entire <br />Mohr Martin area, unless the developer and City Engineer <br />agree an interim sewer system is acceptable. In the <br />event the development of the 11 acre project precedes <br />extension of the sewer system to the site, the developer <br />shall provide all necessary off -site improvements .in <br />accordance with the City- approved overall sewer system <br />plan; the developer may enter into a reimbursement agreement <br />with the City for any off -site improvements installed. <br />The developer may be required to participate, in proportion <br />to that part of the sewer system improvements attributable <br />to the 11 acre project, as determined by the City Engineer, <br />in the cost of off -site sewer system improvements installed <br />by others. <br />68. That the developer be responsible for the installation of <br />the street lighting system on the 84 foot street fronting <br />the development. The street lights shall be 70 watt, high <br />pressure sodium vapor units mounted on galvanized steel poles <br />with poured in place bases, on the LS -1C schedule per City <br />requirements and P.G. &E. standard details unless otherwise <br />specifically approved. Approval for the number, location, <br />and type of electroliers shall be withheld pending final <br />design and review by the City Engineer. <br />69. That in the event archaeological or historical artifacts are discovered <br />during development, construction shall be halted to allow for an <br />adequate evaluation of the site. <br />A -8 <br />
