20. That all parking spaces be striped and provided with wheel <br />stops unless they are fronted by concrete curbs, in which <br />case sufficient areas shall be provided beyond the ends of <br />all parking spaces to accommodate the overhang of automobiles. <br />21. That the property owner /developer dedicate to the City for <br />street right -of -way purposes that portion of "Trenery" Drive <br />lying within the existing Corrie parcel (A.P. No. 946 1101 -10 -2) <br />and as shown on the plan prepared by the City of Pleasanton <br />entitled "Mohr- Martin Area Street Alignment Study." This <br />dedication shall extend to the existing Santa Rita Road <br />right -of -way. <br />22. That, as part of this PUD, the property owner /developer <br />dedicate to the City for park Purposes the approximately <br />0.7 acre parcel of land in the southeast corner of the <br />existing Corrie parcel and as shown on the "Mohr- Martin <br />Area Street Alignment Study" at the time the 27+ acre <br />Corrie site is subdivided. The 0.7 acre park site shall <br />be consolidated with adjoining properties to be dedicated <br />to form the 6+ acre park site called for in the General <br />Plan and shall be developed by the City in conjunction <br />with the development of this entire park. <br />23. The unplanned remnant parcel bounded by "Trenery" Drive, the <br />park dedication parcel, and the south property line of the <br />Corrie parcel be merged with the property of the Roman <br />Catholic Bishop of Oakland (A.P. No. 946- 4550 -3). This may <br />be accomplished in conjunction with the parcel map required <br />to subdivide the Corrie parcel. <br />24. That the developer design and install street frontage improve- <br />ments to the satisfaction of the City Engineer across the <br />entire frontage of the subject parcel, across the entire <br />frontage of the 0.7 acre park parcel, and any required <br />transitions. <br />25. That the developer be aware that growth management approval <br />must be granted prior to subdivision of the subject property <br />or an exemption granted by the City Council. <br />26. That no on -site or off -site grading shall take place on <br />the subject property without prior City approval. <br />27. That the applicant be cognizant of the fact that City <br />approval is required prior to removal of any heritage <br />size trees on the subject property. <br />28. That no improvement activities including, but not limited <br />to, grading, construction, tree removal, or site prepara- <br />tion shall be initiated until all proper City permits have <br />been obtained. <br />29. That the development shall meet all requirements of the <br />City Fire Department, including fire hydrant location and <br />water flow to the subject property. A -3 <br />
