21. That electric power distribution, gas distribution, <br />communication service, and any required alarm systems <br />be installed underground in a joint utility trench <br />unless otherwise specifically approved by the City <br />Engineer. <br />22. That the developer be responsible for the installa- <br />tion of the street lighting system: within the <br />development. The street lights shall be 70 watt, <br />high pressure sodium vapor units mounted on gal- <br />vanized steel poles with poured in place bases, <br />on the LS -IC schedule per City requirements and <br />P.G,andE. standard details unless otherwise <br />specifically approved. Approval for the number-, <br />location, and type of electroliers shall be <br />withheld pending final design and review by the <br />City Engineer. <br />23. That in -lieu park dedication fees be collected by <br />the City prior to approval of the final map at the <br />rate then in effect and for the total number of <br />lots in the final map, unless this requirement <br />has been otherwise satisfied. <br />24. That any existing assessment district, wh.i.ch the <br />property may be subject to, be cleared prior to <br />the approval of the final map or the developer <br />will cause a segregation to be completed in <br />conjunction with the final map. <br />25. That the developer submit a refundable cash bond <br />for hazard control prior to approval of the final map. <br />The amount of this bond will be determined by the <br />City Engineer. (Approximately $100 per lot <br />$2500 minimum.) <br />26. That the developer submit a street tree planting plan <br />as part of the improvement plans. <br />27. That the developer (subdivider) may file multiple final <br />maps prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, that <br />each such final map filed shall provide for all normal and <br />reasonable public improvements required by the City to <br />serve that portion of this development to the satisfaction <br />of the City Engineer. <br />
