CITY COUNCIL CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1404 <br /> <br /> AN ORDINANCE ~PROVING CASE PUD-84-5-1M, THE <br /> APPLICATION OF WESTBROOK HOUSING GROUP <br /> <br />WHEREAS, in 1984 a 215 residential development was approved for <br /> Kottinger Ranch as Case PUD-84-5; and <br /> <br />WHEREAS, Westbrook Housing Group has applied for a major <br /> modification to an approved 215 unit residential <br /> development plan located on an approximately 230 acre <br /> site south of the southern terminus of Bernal Avenue, <br /> Concord Street and Bordeaux Street which would do the <br /> following: (1) modify the patio home portion to <br /> increase the unit size range from 1300-1600 sq. ft. to <br /> 1500-1900 sq. ft. and to allow 9 of the 19 units to <br /> include second-story lofts; (2) modify the paired unit <br /> portion to increase the unit size from 1,000-1,500 sq. <br /> ft. to 1,484-1,768 sq.'ft., to add land formerly a <br /> portion of the Catholic Church, and to delete one unit, <br /> reducing the number of units from 50 to 49; (3) modify <br /> the single-family portion to delete four lots and <br /> grading on a ridge and add 5 lots within graded areas in <br /> the southerly portion of the site; and <br /> <br />WHEREAS, the Planning Commission has recommended approval of the <br /> major modification subject to certain conditions. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1. Approves the application of Westbrook Housing Group <br /> as herein described for a major modification to an <br /> approved 215 unit residential development plan located <br /> on the approximately 230 acre site south of the southern <br /> terminus of Bernal Avenue, Concord Street and Bordeaux <br /> Streets subject to the following conditions: <br /> <br /> A. Modify patio homes to increase the unit size from <br /> 1,300 sq. ft. to 1,500 sq. ft.; <br /> <br /> B. Allow 8 of the 19 patio units to include second- <br /> story lofts which deletes Lot 45 as proposed; <br /> <br /> C. Modify the paired unit portion to increase the unit <br /> size from 1,000-1,500 sq. ft. to 1,640-1,768 sq. <br /> ft; <br /> <br /> D. Add land formerly a portion of the Catholic Church, <br /> and delete one unit, reducing the number of units <br /> from 50 to 49; <br /> <br /> E. Modify the single-family portion to delete four <br /> lots and grading on a ridge and to add 5 lots <br /> within graded areas in the southerly portion of the <br /> site; <br /> <br /> <br />
