Ordinance No. 1455 <br />Page Two <br /> <br /> 6. Adequate public safety measures have been <br /> incorporated into the design of the plan; <br /> <br /> 7. The plan conforms to the purposes of the PUD <br /> District; <br /> <br /> 8. The plan conforms to the General Plan goals and <br /> policies~ and in particular, the imposition of <br /> Condition No. 21 of the conditions of approval, <br /> concerning the payment of an affordable housing <br /> fee, is justified and warranted in order to make <br /> the project conform to the General Plan goals and <br /> policies, based on the following: <br /> <br /> The site has been designated High Density <br /> Residential on the General Plan since 1981. During <br /> the review and update of the General Plan in 1986, <br /> the General Plan Review Committee recommended that <br /> this site be designated for "very high density <br /> residential uses." There is no maximum density <br /> ceiling under General Plan policies for this <br /> category of residential land use. Furthermore, the <br /> City's Affordable Housing Task Force recommended <br /> that this site be designated as an appropriate <br /> location for affordable housing. <br /> <br /> The approval of this project will result in a <br /> loss of a valuable site for an affordable housing <br /> project and the project applicant does not intend <br /> to provide any affordable housing units on site. <br /> <br /> To make the project consistent with the goals <br /> and policies of the General Plan concerning each <br /> project providing its share of affordable housing <br /> as set forth in the City's General Plan, the <br /> imposition of a $100,000 affordable housing fee, to <br /> be paid in lieu of providing affordable housing <br /> units on site, is warranted and justified. <br /> <br /> WHEREAS, based on the Initial Environmental Study, a negative <br /> declaration was adopted by Council on March 20, 1990. <br /> <br /> THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br /> FOLLOWS: <br /> <br /> Section 1. Rezones the approximately 13.7 acre site located at <br /> the northeast corner of the intersection of Santa Rita <br /> Road and Stoneridge Drive to the PUD (Planned Unit <br /> Development) - High Density Residential District. <br /> <br /> <br />
