CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1455 <br /> <br /> ORDINANCE APPROVING CASE PUD-89-22, THE APPLICATION OF <br /> THE BREN COMPANY <br /> <br />WHEREAS, at its meeting of February 14, 1990, the Planning <br /> Commission denied the application of the Bren Company <br /> for Planned Unit Development rezoning and development <br /> plan approval to construct a 112-unit single-family <br /> residential complex to be located on the approximately <br /> 13.7 acre site located at the northeast corner of the <br /> intersection of Santa Rita Road and Stoneridge Drive; <br /> and <br /> <br />WHEREAS, zoning for the property is "A" (Agricultural) District; <br /> and <br /> <br />WHEREAS within the time specified by the Pleasanton Municipal <br /> Code, the Bren Company submitted an appeal to the City <br /> Clerk of the City of Pleasanton; and <br /> <br />WHEREAS, a public hearing was held before the City Council on <br /> March 20, 1990 at which time all pertinent testimony and <br /> documents were reviewed; and <br /> <br />WHEREAS, after hearing all interested persons and receiving and <br /> considering all relevant evidence, the City Council <br /> makes the following findings: <br /> <br /> 1. That the project is in the best interests of the <br /> public health, safety, and general welfare; <br /> <br /> 2. The project is consistent with the City's General <br /> Plan; <br /> <br /> 3. The plan is compatible with previously-developed <br /> properties in the vicinity and the natural, <br /> topographic features of the site; <br /> <br /> 4. The grading takes into account environmental <br /> characteristics and is designed in keeping with the <br /> best engineering practices to avoid erosion, slides <br /> or flooding to have a minimal effect upon the <br /> environment as possible; <br /> <br /> 5. The streets and buildings have been designed and <br /> located to complement the natural terrain and <br /> landscape; <br /> <br /> <br />
