Ordinance No. 1451 <br /> <br /> 8. On demand of the City Engineer~ the present owner of Parcel <br /> 2, shall be responsible for the extension of public sanitary <br /> sewer and water main across the frontage of Parcel 1 and the <br /> owner of Parcel 2 shall be responsible for capping of on-site <br /> water and septic tank system and the hook-up of said <br /> utilities to the residence on Parcel 1. In the event that <br /> ownership of Parcel 2 is transferred prior to actual <br /> extension of these improvements, the existing property owner <br /> shall either extend said improvements or, with approval of <br /> the City Attorney, post a bond or guaranty to assure said <br /> extension. Said provisions shall be recorded by separate <br /> instrument satisfactory to the City Attorney in conjunction <br /> with the recordation of the Parcel Map for this subdivision <br /> and may include provisions for reimbursement for these <br /> improvements from other benefitting properties. <br /> <br />9. The applicant shall be responsible for the maintenance of <br /> Trenery Drive from Martin Avenue to the project site in a <br /> manner satisfactory to allow City emergency and service <br /> vehicles to service the site as determined by the City <br /> Engineer. Maintenance shall require a usable all-weather <br /> surface devoid of potholes or other failures. Such <br /> responsibility shall not be required until three properties <br /> on Trenery Drive are required by the City to be subject to <br /> such maintenance. <br /> <br />10. That this development be subject to all Standard Conditions <br /> of Development, attached hereto and made part of this case by <br /> reference, except Conditions 6, 7, 8, 9, 11, 14, and 22. <br /> <br /> <br />
