Ordinance No. 1451 <br /> <br /> Exhibit ~A" <br /> CONDITIONS OF APPROVAL <br /> PUD-89-20 <br /> <br /> 1. That the project shall substantially conform to the <br /> development plan, dated December 15, 1989 on file with the <br /> Planning Department, except as modified herein. <br /> <br /> 2. That uses and development standards of Parcel 1 shall be <br /> those of the R-I-40,000 District. <br /> <br /> 3. That no further development of either Parcel 1 or Parcel 2 <br /> shall occur without prior City approval. <br /> <br /> 4. That the applicants shall dedicate to the City for street <br /> right-of-way purposes, the applicants, rights to Trenery <br /> Drive, presumed to be 1/2 of the 60 foot Trenery Drive right- <br /> of-way. This dedication shall take the form of an "Open <br /> offer of dedication,, on the Parcel Map and as quit claim deed <br /> by separate instrument, unless otherwise approved by the City <br /> Engineer. <br /> <br /> 5. The applicant shall enter into a deferred street improvement <br /> agreement for street improvements across the project's <br /> Trenery Drive frontage which are not installed with the <br /> project,s initial development. Street improvements shall be <br /> based on a future street configuration of a private street, <br /> 20 feet from edge of pavement to edge of pavement, with 8 <br /> feet wide rolled shoulders (including drainage); street <br /> improvements may include joint trench and/or electroliers. <br /> <br /> 6. The applicant shall pay a pro rata cost of the installation <br /> of a storm drain to serve Trenery Drive at such time that a <br /> storm drainage system is installed. This requirement shall <br /> be included in the deferred improvement agreement described <br /> in Condition No. 5. <br /> <br />7. The applicant shall install interim street improvements to <br /> Trenery Drive, satisfactory to the City Engineer, which shall <br /> include sliver pavement widening sufficient to yield a 20 <br /> feet wide minimum street section. The alignment of such <br /> improvements shall be approved by the Planning Director and <br /> City Engineer prior to approval of the minor subdivision for <br /> the site. In the event these improvements encompa~ the <br /> half-street improvements contemplated in Condition 5, the <br /> half-street improvements shall be deemed satisfied. <br /> <br /> <br />
