Ordinance No. 1451 <br /> <br /> 4. Grading takes into account environmental <br /> characteristics and is designed in keeping with the <br /> best engineering practices to avoid erosion, slides <br /> or flooding to have a minimal effect upon the <br /> environment as possible. <br /> <br /> The project site is flat. Minimal grading will be <br /> required to prepare the building pad. However, no <br /> additional development is proposed at this time. <br /> At a future date, when determined to be appropriate <br /> by the City, the project owner will be required to <br /> connect to a City storm drain system. Connection <br /> to public water and sewer system have also been <br /> provided for. <br /> <br /> 5. Streets and buildings have been designed and <br /> located to complement the natural terrain and <br /> landscape. <br /> <br /> The project site is flat and requires minimal <br /> grading. Sufficient setback has been accounted for <br /> in the design of the one acre parcel to accommodate <br /> the existing house. <br /> <br /> 6. Adequate public safety measures have been <br /> incorporated into the design of the plan. <br /> <br /> The effected street will be improved to accommodate <br /> emergency vehicles. <br /> <br /> 7. The plan conforms to the purpose of the PUD <br /> district. <br /> <br /> The infill characteristic of the site and its <br /> transitional setting between rural estates and open <br /> sPace/agricultural uses required the innovative <br /> planning considerations available through the PUD <br /> development plan review process. <br /> <br />WHEREAS, projects of this nature involving existing uses are <br /> categorically exempt from the requirements of the <br /> California Environmental Quality Act (CEQA). <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section_v__ 1. Approves Case PUD-89-20, the application of John and <br /> Fern Corley for development plan approval to create an <br /> approximately one-acre site for a single-family <br /> residence and an approximately four-acre site for future <br /> phase development, subject to the conditions set forth <br /> in Exhibit "A" attached hereto. <br /> <br /> -2- <br /> <br /> <br />
