CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1451 <br /> <br /> ORDINANCE APPROVING A PUD DEVELOPMENT PLAN FOR <br /> JOHN AND FERN CORLEY AS FILED UNDER CASE <br /> PUD-89-20 <br /> <br /> WHEREAS, John and Fern Corley have applied for PUD development <br /> plan approval to create an approximately one acre site <br /> for a single-family residence and an approximately four <br /> acre parcel remainder for future phase development for <br /> the property located at 3744 Trenery Drive; and <br /> <br />WHEREAS, Council received the Planning Commission,s <br /> recommendations for approval of the PUD development <br /> plan; and <br /> <br />WHEREAS, the City Council finds the following: <br /> <br /> 1. The plan is in the best interest of the public <br /> health, safety and general welfare. <br /> <br /> The project would not affect the land use in the <br /> area as no further development is proposed. <br /> Interim road improvements have been designed to <br /> provide safe emergency vehicle access. As <br /> ~onditioned, provisions for future road and utility <br /> improvements have been provided for. <br /> <br /> 2. The project is consistent with the City's General <br /> Plan. <br /> <br /> The project is consistent with Land Use Element <br /> designation of Low Density Residential which allows <br /> a density of less than two units per acre. Other <br /> General Plan policies have been met: development <br /> outside a flood hazard area and development on <br /> stable soils. <br /> <br /> 3. The plan is compatible with Previously-developed <br /> Properties in the vicinity and the natural, <br /> topographic features of the site.. <br /> <br /> No further development is proposed at this time. <br /> There are similar parcel sizes existing in the <br /> area. <br /> <br /> -1- <br /> <br /> <br />
