submittal. The goal of the moderate income program <br /> shall be to provide these 26 units at the lowest <br /> possible price. Toward that end, the City agrees to <br /> waive all City fees for the 26 paired single-family <br /> homes. The details of the moderate income program shall <br /> be prepared for City review and approval by the Planning <br /> Commission prior to submittal of the tentative map. <br /> <br />22. Any project phasing, including construction of the duet <br /> homes, shall be reviewed and approved by the City in <br /> conjunction with approval of the tentative map. <br /> <br />23. The remainder of Meadows Park dedicated with this <br /> project shall be improved by the developer in <br /> conjunction with the first phase of development of the <br /> project. Park improvements shall be those determined by <br /> the Park and Recreation Commission. The developer shall <br /> install a masonry wall between the neighborhood park and <br /> Lots 30 through 38, the design of which shall be subject <br /> to review and approval by the Planning Director prior to <br /> approval of the final map. <br /> <br />24. The developer shall take whatever action necessary to <br /> remove the property from the special flood hazard area <br /> (Zone A) as shown on the Flood Hazard Boundary Map of <br /> the City of Pleasanton. <br /> <br />25. All fill for the site shall be delivered via E1 Charro <br /> Road. The haul route for other materials to the site <br /> shall be approved by the City Engineer prior to <br /> construction. <br /> <br />26. Prior to submittal of tentative map, the developer shall <br /> contact PT&T to determine whether PT&T would prefer its <br /> 20' easement to be located within the street right-of- <br /> way rather than the front yards of lots 40 through 46. <br /> In the event the PT&T determines the easement should lie <br /> within the public right-of-way, the site plan shall be <br /> adjusted to achieve this result. <br /> <br />27. The minimum slope for concrete curb and gutter shall be <br /> one percent or as approved by the City Engineer. <br /> <br />28. The developer shall insure that during the project <br /> construction no property currently outside the flood <br /> hazard zone will be in danger of flooding due to the <br /> project breach of the protective berm. <br /> <br />29. The developer shall contact the owners on Stacey Court <br /> adjacent to the project to ask whether the approximately <br /> 10' high fence is desired to be lowered after <br /> construction of the new 1-580 soundwall. The developer <br /> shall cooperate with those property owners wishing to <br /> modify this fence to achieve a lower fence height. The <br /> <br /> -4- <br /> <br /> <br />
