8. The applicant shall install interim street improvements <br /> to Trenery Drive across the frontage of Parcel 1, <br /> satisfactory to the City Engineer, which shall include <br /> sliver pavement widening sufficient to yield a 20 foot <br /> wide minimum street section. The alignment of such <br /> improvements shall be approved by the Planning Director <br /> and City Engineer prior to approval of the minor <br /> subdivision for the site. In the event these <br /> improvements encompass the half-street improvements <br /> contemplated in Condition 6, the half-street <br /> improvements shall be deemed satisfied. <br /> <br />9. On demand of the City Engineer, the present owner of <br /> Parcel 2 shall be responsible for the extension of <br /> public sanitary sewer and water main across the frontage <br /> of Parcel 1 and the owner of Parcel 1 shall be <br /> responsible for capping the on-site water and septic <br /> tank system and the hook-up of said utilities to the <br /> residence on Parcel 1. In the alternative, if the owner <br /> of parcel 1 desires to retain the use of the existing <br /> on-site water system at the time public utilities re <br /> extended, extension of the public water system to the <br /> site shall be subject to City standards and <br /> specifications regarding maintenance of water quality <br /> and the installation of backflow prevention device. In <br /> the event that ownership of Parcel 2 is transferred <br /> prior to actual extension of these improvements, the <br /> existing property owner shall either extend said <br /> improvements or, with approval of the City Attorney, <br /> post a bond or guaranty to assure said extension. Said <br /> provisions shall be recorded by separate instrument <br /> satisfactory to the City Attorney in conjunction with <br /> the recordation of the parcel map for this subdivision <br /> and may include provisions for reimbursement for these <br /> improvements from other benefitting properties. <br /> <br />10. The applicant shall be jointly responsible with other <br /> property owners on Trenery Drive similarly conditioned <br /> for the maintenance of Trenery Drive from Martin Avenue <br /> to the project site in a manner satisfactory to allow <br /> City emergency and service vehicles to service the site <br /> as determined by the City Engineer. Maintenance shall <br /> require a usable all-weather surface devoid of potholes <br /> or other failures. <br /> <br />11. That the proposed easterly fifteen foot wide access <br /> easement for Parcel 2 through Parcel 1 shall be deleted <br /> from the development plan. <br /> <br />12. That this development be subject to all Standard <br /> Conditions of Development, attached hereto and made part <br /> of this case by reference, except Conditions 6, 7, 8, 9, <br /> 11, 14, 22. <br /> <br /> Page 4 <br /> <br /> <br />
