Adequate public safety measures have been <br /> incorporated into the plan. <br /> <br /> The major public safety issues involve <br /> geological/geotechnical issues and fire protection. <br /> The EIR has addressed these issues and recommended <br /> mitigation measures which have been incorporated <br /> into the plan through conditions of approval. <br /> <br /> 7. The plan conforms to the purposes of the PUD <br /> district. <br /> <br /> The plan conforms to the purposes of the PUD <br /> district in that it proposes an acceptable <br /> development on a difficult site. Because of the <br /> topography and the sensitivity of the site due to <br /> its location on the Pleasanton ridge, development <br /> under conventional zoning would produce an inferior <br /> result. With the PUD, the city has greater control <br /> over grading, design, development standards, and <br /> site planning. Moreover, a significant amount of <br /> open space will be preserved as a result of the PUD <br /> process. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN <br />AS FOLLOWS: <br /> <br />Section 1: Approves the development plan for construction of <br /> a 48-unit single-family residential development to <br /> be located on an approximately 117.94± acre site <br /> located on the west side of Foothill Road, opposite <br /> West Las Positas Boulevard, subject to the <br /> conditions on Exhibit "A" attached hereto and by <br /> this reference incorporated herein. <br /> <br />Section 2: This ordinance shall be published once within <br /> fifteen (15) days after its adoption in "The Tri- <br /> Valley Herald," a newspaper of general circulation <br /> published in the City 0f Pleasant0n. <br /> <br />Section 3: This ordinance shall be effective thirty (30) <br /> days after the date of its final passage and <br /> adoption. <br /> <br /> <br />
