CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1469 <br /> <br /> APPROVING THE APPLICATION OF GARMS RANCH/A-M HOMES <br /> FOR DEVELOPMENT PLAN APPROVAL TO CONSTRUCT A <br /> 4S-UNIT SINGLE-FAMILY RESIDENTIAL DEVELOPMENT ON <br /> 117.94± ACRES LOCATED ON THE WEST SIDE OF FOOTHILL <br /> ROAD OPPOSITE WEST LAS POSITAS BOULEVARD <br /> (PUD-89-13) <br /> <br />WHEREAS, Garms Ranch/A-M Homes applied for development plan <br /> approval for construction of a 50-unit single- <br /> family residential development to be located on an <br /> approximately 117.94~ acre site located on the west <br /> side of Foothill Road, opposite West Las Positas <br /> Boulevard; and <br /> <br />WHEREAS, an Environmental Impact Report was approved by <br /> Council on June 19, 1990; and <br /> <br />WHEREAS, Council received the Planning Commission's <br /> recommendations for the development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on <br /> June 19, 1990; and <br /> <br />WHEREAS, the City Council has made the following findings: <br /> <br /> 1. The plan is in the best interests of the <br /> public health, safety, and general welfare. <br /> <br /> The EIR for the project has analyzed in detail the <br /> potential hazards and effects of constructing 50 <br /> homes on the.subject property. While there are a <br /> number of issues associated with the project, the <br /> EIR has proposed mitigation measures which would <br /> reduce the impacts to an acceptable or <br /> insignificant level. Additionally, the development <br /> would be located on the least sensitive portions of <br /> the site, and a substantial amount of open space <br /> will remain. The decision to designate the site as <br /> Low Density Residential/Rural Density <br /> Residential/Open Space has already been made, and <br /> the project is consistent with this designation. <br /> <br /> 2. The plan is consistent with the City's General <br /> Plan. <br /> <br /> As found above,.the project is consistent with the <br /> general plan. <br /> <br /> <br />
