EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br /> <br /> PUD-90-2 <br /> June 5, 1990 <br /> <br />1. The development shall conform substantially to the plans on <br /> file with the Planning Department, Exhibit A, dated March 8, <br /> 1990, except as may be modified by other conditions of <br /> approval. <br /> <br /> 2. The applicant shall comply with the recommendations of the <br /> Tree Report prepared by HortScience, Inc. dated February <br /> 20,1989. The applicant shall arrange for the horticultural <br /> consultant to conduct a field inspection prior to issuance of <br /> grading permits to ensure that all applicable recommendations <br /> have been properly implemented. A certification from the <br /> consultant shall be submitted to the Director of Planning <br /> prior to any grading or grubbing on the site. In addition, <br /> the applicant shall arrange for the horticultural consultant <br /> to inspect the site during grading and construction and to <br /> prepare a report on the status of the existing trees for <br /> approval of the Director of Planning prior to issuance of <br /> final building permits. <br /> <br /> 3. The building setbacks shall be as shown on the approved <br /> development plan. Any future additions or modifications to <br /> the lots shall be subject to separate approval by the Design <br /> Review Board. In addition, the applicant shall submit a <br /> fencing plan which shall be subject to the review and <br /> approval of the Design Review Board prior to issuance of <br /> building permits. <br /> <br />4. The applicant shall obtain all applicable permits and <br /> approvals from the City prior to development of the site. <br /> <br />5. Retaining walls shall be constructed of concrete. The type <br /> of wall construction shall be subject to the approval of the <br /> City Engineer and the Planning Director. <br /> <br />6. The applicant shall provide drainage details and install <br /> drainage improvements on the site as required by the City <br /> Engineer. Reciprocal easements shall be granted between the <br /> parcels for the drainage from one parcel to another. <br /> <br />7. The applicant shall provide design details of the stairway <br /> leading from Kottinger Drive to the on-site roadway. Such <br /> details shall be subject to the approval of the Director of <br /> Planning prior to issuance of building permits. <br /> <br /> -1- <br /> <br /> <br />
