Unless otherwise approved by the Planning Director, any emergency electricity generators in- stalled at the site shall utilize a natural gas fuel source or, if not feasible to provide emergency power, such emergency generators shall incorporate best available control technologies designed to minimize air pollution emissions. The applicants shall establish a hotline during construction for neighbors to call if construction- related problems occur. The applicants shall also designate a long-term representative for City staff and neighbors to contact if issues arise during operation of the business. Truck deliveries shall not occur between the hours of 7:00 p.m. and 7:00 a.m. Under no circum- stances shall trucks be allowed to wait at the gates idling. Prior to issuance of a building permit, the applicants shall demonstrate to the satisfaction of the Planning Director that the exhaust fans and stack heights have been designed to meet all applica- ble regulations of emissions of hazardous materials. At the conclusion of the toxic remediation measures for the subject site, a final report of the toxic remediation measures shall be submitted to the Planning Director. The applicants shall install a trash receptacle and lighted bus shelter in the bus pull-out area shown on the development plan. These shall be maintained by the property owner of the subject property. The applicants shall consider incorporating public art as part of the bus shelter design. The bus pull-out area, shelter, lighting, and trash receptacle design shall be approved by the Planning Director and City Engineer prior to issuance of project building permits. An en- croachment permit shall be obtained prior to installation. The applicants shall allow Wheels' public buses to use its private roads to mm around (to return northerly after using the southbound Sunol Boulevard bus stop) until such time as another bus route satisfactory to Wheels and the City Engineer provides a means of returning buses northerly without having to use these private roads. Access to the private roads shall be on terms mutually satisfactory to the applicant and Wheels as to times of use and other matters. The applicants' ap- proval shall not be unreasonably withheld, in the opinion of the City Attorney. Unless otherwise approved by the Planning Director through a temporary conditional use permit, no amplified music shall be allowed in the outdoor areas after 8:00 p.m. 23. The applicants shall make the following modifications/revisions to the building de- sign/architecture: Reveals shall be added to the precast concrete wall portions of the parking structure to match the reveals on the building walls. The roof screens for all three-story buildings shall conform to the roof screen heights shown on the "LEED Roof Screen" elevations and sections dated "Received November 7, 2001."
