10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />Prior to issuance of a building permit, the project developer shall pay the applicable Zone 7 and <br />City connection fees and water meter cost for any water meters, including irrigation meters. Ad- <br />ditionally, the project developer shall pay any applicable Dublin San Ramon Services District <br />(DSRSD) sewer permit fee. <br /> <br />The building permit plan check materials will be accepted for submittal only after completion of <br />the applicable appeal period unless the project developer submits a signed statement acknowl- <br />edging that the plan check fees may be forfeited in the event that the approval is overturned on <br />appeal, or that the design is significantly changed as a result of the appeal. In no case will a <br />building permit be issued prior to the expiration of the applicable appeal period. <br /> <br />The project developer shall submit a waste generation disposal and diversion plan to the Building <br />Department prior to issuance of building permits. The plan shall include the estimated composi- <br />tion and quantities of waste to be generated and how the project developer shall recycle at least <br />fifty percent (50%) of the job site construction waste. Proof of compliance shall be provided to <br />the Director of Building Inspection prior to the issuance of a final building permit. During con- <br />stmction, the project developer shall mark all trash disposal bins "trash materials only" and all <br />recycling bins "recycling materials only". The project developer shall contact Pleasanton Gar- <br />bage Service for all waste disposal. Only that portion of trash and recycling waste refused by <br />Pleasanton Garbage Service shall be disposed of or diverted by another trash/recycling company. <br /> <br />The applicants shall participate in the City's Energy Advisory Committee and shall investigate <br />photovoltaic panels and other alternative power generation means which shall be designed to <br />carry some of the energy load for the building. At a minimum, the applicants shall install photo- <br />voltaic panels on 10% of the planned photovoltaic area and shall include building modifications <br />to accommodate photovoltaic panels on 100% of the planned photovoltalc area. <br /> <br />The height of the structure(s) shall be surveyed and verified as being in conformance to the ap- <br />proved building height as shown on Exhibit "A" or as otherwise conditioned. Said verification is <br />the project developer's responsibility, shall be performed by a licensed land surveyor or civil en- <br />gineer, and shall be completed and provided to the Planning Department before the first framing <br />or structural inspection for the top of roof/parapet by the Building Depamnent. <br /> <br />The project developer shall submit a final lighting plan for the building and the site for the re- <br />view and approval of the Planning Director prior to issuance of building permits. Lighting shall <br />substantially conform to the lighting plan included with the development plan. Lighting shall be <br />directed away from adjacent properties and, if deemed necessary by the Planning Director, shall <br />incorporate cut-off shield type fixtures to prevent glare onto adjacent properties or roadways. <br /> <br />Should parking problems develop in the future, as determined by the Planning Director, addi- <br />tional parking shall be provided on site, but not to exceed 2,600 spaces, consistent with the park- <br />ing shown on the Phase 2B site plan. Upon written notice from the Planning Director, the appli- <br />cants/property owner shall install the additional parking within a reasonable time frame as de- <br />termined by the Planning Director. <br /> <br />City Council Conditions of Approval PUD-16 Page 2 <br /> <br /> <br />
