78. <br /> <br />All curbs located with seven foot, six inch (7' 6") radius of a public/private fire hydrant shall be <br />painted red, unless, modified by the Fire Chief. Blue street "hydrant markers" shall be installed <br />for all fire hydrants per City of Pleasanton Standard Specifications. <br /> <br />79. <br /> <br />All public and private streets, driveways, aisles, and alleys designated as fire lanes by the Fire <br />Chief shall be maintained in accordance with Articles 9 and 10 of the California Fire Code which <br />permits towing vehicles illegally parked on the fire lanes. Fire lane curbs shall be painted red <br />with "No Parking, Fire Lane, Tow Away Zone" or "No Parking, Fire Lane, Tow Away Zone" <br />signs shall be installed as required by the Vehicle Code. <br /> <br />80. <br /> <br />The Fire Chief shall issue a permit prior to any installation of a fire detection, alarm, and occu- <br />pant notification system. All sprinkler system water flow and control valves shall be complete <br />and serviceable prior to final inspection. Prior to the occupancy of a building having a fire alarm <br />system, the Fire Department shall test and witness the operation of the fire alarm system. <br /> <br />81. <br /> <br />All portions of the building covered by this approval shall have installed and operating fire ex- <br />tinguishers. The size and location of the fire extinguishers shall be in conformance with Uniform <br />Fire Code Appendix 10-1 and local ordinance. The minimum size allowed in low hazard areas is <br />2A10B:C. The maximum travel distance allowed in low hazard areas is 75". Additional fire ex- <br />tinguisher requirements maybe required based on the business operation and the hazardous mate- <br />rials located within the building. <br /> <br />82. <br /> <br />All access restricting gates installed for this development shall have a Knox box key override <br />switch installed at the card access/keypad to override the gate opener for fire apparatus access <br />per Pleasanton Municipal Ordinance # 1806. The final design/location of the override switch(es) <br />shall be subject to the review and approval by the Fire Chief prior to occupancy. <br /> <br />83. <br /> <br />Handicapped and gumey accessible elevators shall be located in all buildings two-stories or <br />higher. The design of said elevators shall be subject to review and approval by the Fire Chief <br />and the Director of Building Inspection. <br /> <br />Hazardous Materials Use, Storage, and Waste Treatment: <br /> <br />84. <br /> <br />A hazardous materials management plan shall be prepared pursuant to the City's Hazardous Ma- <br />terials Ordinance and the California Fire Code. The plan shall be submitted to the Fire Chief at <br />least four (4) weeks prior to the building's occupancy. <br /> <br />85. <br /> <br />The property or business owner shall submit to the Fire Chief calculations which show the con- <br />centration of the worst-case spill from the most toxic and/or hazardous material released at the <br />point of discharge to the atmosphere. The discharge calculation shall show the percentage of the <br />"Immediately Dangerous to Life and Health (IDLH)" concentration limit that is being released, <br />to show the maximum exposure level that could possibly be discharged from this facility. If this <br />level is unacceptable in terms of risk to the public's health and safety, a scrubber for the ventila- <br />tion system shall be installed, subject to the review and approval of the Fire Chief and Director <br />of Building Inspection. <br /> <br />City Council Conditions of Approval PUD-16 Page 12 <br /> <br /> <br />
