h. All rip-rap material to be placed on the bank of the <br /> Arroyo del Valle shall be covered with topsoil and <br /> hydroseeded in order to recreate a natural slope. <br /> Sonotubes shall be incorporated into the rip-rap to <br /> allow for the planting of trees and shrubs on the bank. <br /> <br />8. If during site grading, any additional underground storage <br /> tanks or contaminated soils are discovered, the City Fire <br /> Marshal shall be contacted for the purpose of conducting an <br /> on-site inspection. Upon inspection of the site the Fire <br /> Marshal may require mitigative actions to be completed as <br /> required by the clean-up and abatement sections of the City's <br /> Hazardous Material Ordinance. Such actions may include <br /> removal of any contaminated soil as well as tank sealing <br /> and/or removal. <br /> <br />9. That construction pursuant to a valid building permit shall <br /> con~mence within one year of City Council adoption of the <br /> ordinance covering the subject project. Failure to do so <br /> will result in the expiration of the development plan. <br /> <br />10. That this case is subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference, except condition nos. 12, 14, 29, 31, 46, and 54. <br /> <br />11. That no building additions are allowed in thesideyards of <br /> any private lot. <br /> <br />12. That at the tentative map stage, the applicant shall come <br /> back with a proposal to establish special small-lot standards <br /> for decks, patios, trellises, etc. for the sideyards. <br /> <br />13. The applicant shall dedicate to the City for street right-of- <br /> way purposes a 5' wide parcel of land along the entire <br /> Division Street frontage of the parcel, and shall grant to <br /> the City an 8' wide Public Sez-~ice Easement adjacent to and <br /> behind the sidewalk. <br /> <br />14. The applicant shall dedicate an approximately 1.3 acre <br /> portion of the project site and grant an access easement <br /> through the project's driveway, as shown on the approved site <br /> plan, to the Alameda County Water Quality and Flood Control <br /> District (Zone 7). <br /> <br />15. Automatic opening sectional garage doors shall be pr6vided <br /> throughout the project. <br /> <br />16. All grading along the top-of-bank area of the Arroyo del <br /> Valle shall be supervised by the tree consultant, who shall <br /> ensure all tree protection measures specified in the tree <br /> report are followed. The consultant shall prepare a report <br /> to the Director of Planning at the conclusion of grading. <br /> <br /> -8- <br /> <br /> <br />
