CITY COUNCIL <br /> <br /> EXHIBIT B <br /> PUD-80-15-5D-2M <br /> Adopted September 4, 1990 <br /> <br />1. The modifications shall substantially conformto the plans and <br /> elevations dated May 10, 1990 on file with the Planning <br /> Department, except as may be modified by the following <br /> conditions of approval. <br /> <br />2. A final landscape plan shall be submitted to the Planning <br /> Director for review and approval prior to issuance of building <br /> permits. Said plan shallinclude, among other elements, <br /> shrubbery under and adjacent to the storefront windows of the <br /> west building elevation. The applicant shall provide the <br /> number of London Plane trees as shown on the landscape plan for <br /> Bakers Square restaurant. <br /> <br />3. The approved comprehensive sign program for the complex is <br /> amended to allow for two wall-mounted,internally illuminated <br /> identification signs for the tenant located at the westerly end <br /> of the main building. Signage shall be allowed one each on the <br /> north and west building elevations in the size, location, <br /> colors, construction, and style of lettering as prescribed in <br /> the approved comprehensive sign program for the complex. <br /> <br />4. A plan illustrating the service access to the electrical room <br /> shall be submitted to the Planning Director for review and <br /> approval prior to issuance of building permits. <br /> <br />5. The existing driveway on Santa Rita Road shall be limited to <br /> right turn in and out only vehicle movements. The developer <br /> shall provide for on-site signage and other appropriate means <br /> as required by the City Engineer to accomplish this objective. <br /> The developer shall apply to Caltrans for an encroach-- ment <br /> permit prior to the issuance of building permits and shall <br /> comply with all requirements of said permit. <br /> <br /> 6. The applicant shall provide a trash enclosure adjacent to the <br /> west side of the main building of sufficient size to service <br /> the restaurant and other tenants on this side of the site. The <br /> applicant shall show this trash enclosure on a revised site <br /> plan for the review and approval of the Planning Director prior <br /> to issuance of building permits. <br /> <br />7. All other relevant conditions of Case PUD-80-15-5D shall apply <br /> to this case. <br /> <br />8. The applicant shall install landscaping as shown on the <br /> landscape plan, Sheet LS-3, dated "Received August 24, 1990" on <br /> file with the Planning Department. <br /> <br /> <br />
