Exhibit "B" <br /> Conditions of Approval <br /> PUD-90-9 <br /> September 4, 1990 <br /> <br />1. The building, parking, and landscape improvements shall <br /> substantially conform with the plans dated August 13, 1990 on <br /> file with the Planning Department, except as modified by <br /> other conditions of approval. <br /> <br />2. The applicant shall show on the plans a 3' tall planter wall <br /> to be located between the "grill" stalls and the patio area. <br /> The planter wall shall be treated with the tile materials <br /> used on the building's wainscot area. Drawings of the <br /> planter wall shall be submitted to the Director of Planning <br /> for review and approval prior to issuance of building <br /> permits. <br /> <br />3. The applicant shall designate the two parking spaces located <br /> in front of the trash enclosure as employee parking spaces <br /> only. This shall be shown on the drawings prior to issuance <br /> of building permits to the satisfaction of the Director of <br /> Planning. <br /> <br />4. All parking lot trees shall be installed with root barriers <br /> and deep watering pipes. <br /> <br />5. The applicant shall provide final elevations and design <br /> details for the patio trellis to the Director of Planning for <br /> review and approval prior to issuance of building permits. <br /> <br />6. The applicant shall provide covered trash containers in the <br /> patio area. Trash enclosure design shall match the building <br /> design, shall be covered to contain litter, and shall have <br /> solid metal gates. The final trash enclosure design shall be <br /> submitted to the Director of Planning for review and approval <br /> prior to issuance of building permits. <br /> <br />7. The applicant shall revise the landscape plan in the <br /> following manner: <br /> <br /> a. Change the Vinca Minor to another groundcover species. <br /> <br /> b. Specify a fast growing canopy tree for the parking <br /> area. <br /> <br /> A revised landscape plan with the above-mentioned items shall <br /> be provided to the Director of Planning for review and <br /> approval prior to issuance of a building permit. <br /> <br /> -1- <br /> <br /> <br />
