Ordinance No. 1482
Page 2

The proposed project is consistent with the "Medium
Density Residential" General Plan land use
designation for the property. While the density
would exceed the mid-point of 5 units per acre,
this factor would be offset by a private amenity in
the form of a 4,800 sq. ft. common open space area
with landscaping and a tot lot. Grading of the
flat site would be minimal.

4. Grading takes into account environmental
characteristics and is designed in keeping with the
best engineering practices to avoid erosion,
slides, or flooding to have as minimal an effect
upon the environment as possible:

As noted above, the proposed grading is minimal
inasmuch as the subject site is essentially flat.

5. Streets and buildings have been designed and
located to complement the natural terrain and
landscape:

Council believes that the proposed site development
will result in an attractive massing of structures
on the site. the project would be set back from
stanley Boulevard behind the landscaped common open
space area so that the appearance of the units from
the street would be minimized.

6. Adequate public safety measures have bene
incorporated into the design of the plan:

The proposed street and utility design is
consistent with City standards, although the street
is conditioned to be private. The proposed
hammerhead cul-de-sac terminus has been approved by
the Fire Department.

7. The plan conforms to the purposes of the PUD
District:

Council believes that the subject proposal is
consistent with the PUD District purpose of
encouraging development of infill parcels. As
stated in the staff report, the proposed plan
provides an appropriate transition of densities and
housing types within the Stanley Boulevard
neighborhood.
